Environmental Product Declarations

Turnkey Lifecycle Assessment and EPD Program Operation

What is an Environmental Product Declaration?

Architects and designers increasingly specify products with transparent LCA-based environmental impact reports. An Environmental Product Declaration (EPD) is a transparent, objective report that communicates what a product is made of and how it impacts the environment across its entire life cycle. A verified EPD can earn your products credits for LEED v4 and other green building rating systems. EPDs satisfy all of the requirements of Product Category Rules (PCR) and follow international standards, including ISO 14044, ISO 14025, and ISO 21930.

SCS has a mutual recognition agreement for building and construction products based on EN 15804 and ISO 21930 with the International EPD System.

Why choose SCS?

A global leader in third-party environmental and sustainability verification, certification, auditing, testing, and standards development since 1984, SCS has an experienced in-house life cycle assessment (LCA) team that manages every aspect of the EPD process, collaborating with you to ensure a smooth, efficient LCA and an accurate EPD. As a Program Operator, we offer two services:

  1. LCA and EPD Development. SCS conducts the LCA and prepares the EPD report based on the appropriate PCR. We then work with an external third-party to independently verify the EPD before publishing.
  2. EPD Verification. If you already have completed an LCA, SCS can critically review the LCA and provide a template for the EPD. SCS will verify the EPD against the LCA report and designated PCR.
  3. If a PCR is not available for your industry’s category, SCS can help with development of a Product Category Rule (PCR).

The reliability, transparency, and quality of Environmental Product Declarations are determined by three things:

  1. Product Category Rule (PCR). The international standard governing EPDs (ISO 14025) requires that certified EPDs be prepared in accordance with PCRs meeting specific criteria. PCRs define the product category, describe the scope of the life cycle assessment (LCA) to be conducted, and identify the types of potential impacts that must be evaluated and reported.
  2. LCA Study. The LCA is typically conducted by a recognized neutral third-party, in accordance with international LCA standards (ISO-14040 series). The assessment must, at a minimum, address each environmental or human health impact identified in the PCR.
  3. EPD Report. The quality of the resulting EPD is based on the findings of this assessment. It must disclose all information required in ISO 14025 and defined in the PCR, including a description of the study scope, the product, results, and additional environmental information about the product.

SCS offers 2 pathways towards an EPD. See Tab 2 for EPD Development Process, and Tab 3 for EPD Verification Process.

  1. Identify the Product Category Rule

    • SCS will work with you to find the PCR that is most relevant to your product.
    • If a relevant PCR does not exist, we offer PCR development services.
  2. Scoping and Data Collection

    • SCS works with you to ensure that the EPD will represent your range of products through an efficient and cost effective scope.
    • SCS sends a Data Request Form to gather necessary supplier and manufacturing data. SCS provides guidance throughout this process.
  3. Perform Life Cycle Assessment

    • SCS builds the LCA model(s) using LCA modeling software, data collected, and supplemental Ecoinvent datasets.
    • The resulting LCA Report is critically reviewed for conformance to ISO 14044 following ISO 14071.
  4. Prepare EPD

    • The SCS life cycle team prepares an EPD compliant with the PCR, incorporating the results of the LCA and any other information required in a market-ready format.
    • Your feedback on the EPD is included in the EPD preparation.
  5. Verify EPD

    • Consistent with the requirements of ISO 14025, the EPD will be reviewed and verified by a third-party team.
    • SCS facilitates this verification process through a fully independent external verifier.
  6. Publish EPD

  1. Critical Review

    • The LCA Report is critically reviewed for conformance to ISO 14044 by an SCS LCA practitioner.
  2. EPD Template

    • SCS provides an EPD Template to the client, pre-formatted for easy transfer of LCA results.
  3. Verify the EPD

    • SCS reviews and verifies the EPD for conformance to ISO 14025 requirements.

What is an EPD?
An EPD is an objective report based on life cycle assessment (LCA). It is used to communicate information about the potential environmental and human health impacts of a product. It states what a product is made of and how it impacts the environment across its entire life cycle, from raw material extraction to disposal.

What is Life Cycle Assessment (LCA)?
LCA measures the human health and the environment impacts associated with a product. It examines each stage in the life cycle of a product, including raw material extraction, manufacturing, transportation, use and maintenance, and disposal. Credible LCAs conform to international standards such as ISO 14044, ISO 14025, and ISO 21930 (for building products), and measure potential environmental impacts such as:

  • Climate Change
  • Acidification (e.g., acid rain)
  • Smog Formation
  • Eutrophication (a type of water pollution)
  • Ozone layer depletion

What Data is collected?

To develop an LCA model, the following main types of data will be needed:

  • Annual energy use (i.e., electricity and fuel use)
  • Annual water use
  • Annual waste generation and emissions generation
  • Material composition and supplier location
  • Packaging
  • Transportation distance representing distribution of the product
  • Anticipated product lifetime and required maintenance (for cradle-to-grave EPDs only)

What is a Product Category Rule (PCR)?
The first step to getting an EPD is to look at the Product Category Rule (PCR), which defines how to conduct the LCA for the product category being assessed (e.g. carpet, steel framing, etc.). It lays out which impacts must be reported and ensures that all EPDs under the same category report the same information.

Many PCRs have been developed for products across industries, including but not limited to:

  • Steel Construction
  • Concrete and Cement
  • Wood Construction Products
  • Roofing
  • Insulation
  • Office Furniture
  • Paints
  • Building Sealants
  • Flooring

*Many more PCRs are in the process of being developed for additional categories. Contact SCS today to see if a PCR is available for your product.

How does the LCA become an EPD?
Once the LCA is completed, it is critically reviewed by an independent expert for conformance to the ISO standards. After the review, an EPD is prepared which summarizes the LCA. The EPD is verified by a third-party to ensure it accurately reflects the LCA report, and follows the PCR requirements. Then the verified EPD is registered through the Program Operator website and is made publicly available. The validity period for the EPD depends on the PCR, but this is typically five years.

How are EPDs used?
EPDs qualify products for credit towards buildings destined for LEED v4 rating and other green building ratings. Having EPDs can help a manufacturer become a preferred supplier amongst designers and architects specifying for green building projects.

Manufacturers also use the data from EPDs to identify areas of improvement within their manufacturing process, helping them become more efficient and set realistic sustainability goals.

What LEED v4 credits do EPDs qualify for?
EPDs qualify for up to two points following the Materials and Resources credit:
MR: Building product disclosure and optimization - environmental product declarations

Qualify for up to 1 point by meeting one of two criteria in Option 1:

  • A manufacturer participates in an industry-wide (generic) EPD. (½ point)
  • A manufacturer works with a Program Operator, such as SCS, and creates a product-specific EPD. (1 point)

Earn an additional point (for 2 points total) by comparing and showing a reduction of impacts via the criteria for Option 2:

  • A manufacturer demonstrates reduced impact with a product-specific EPD against an industry-wide EPD, provided the manufacturer was part of the study and the two conform to the same PCR (1 point), OR
  • A manufacturer demonstrates reduced impact of the same product, over time, with two product-specific EPDs. (1 point)

Visit USGBC’s website for the full details on meeting this criteria.

I am a manufacturer and would like to get an EPD for my product(s). How do I get started?
The first step will be to have a life cycle assessment conducted for your product scope. Contact a Sales Executive to discuss the scope of your project and next steps.
